A mid-range housing solution

WHEN driving around Koh Samui, it is easy to think it is an island of haves and have nots. One can be driving through an area dotted with crudely constructed shacks on their way up a hilltop capped by Bt50-million houses. If one does have enough money not to live in a shack but not enough for the hilltop abode, then there are homes available that are usually only for rent.

“We want to bring affordable housing to the professionals living on Koh Samui,” says Paul Wright of InAsia Development Co. Ltd.

What Mr. Wright is referring to is a new development of affordable bungalows now being constructed in Bangrak just off the Ghost Road. They are building 50 units whose prices range from Bt2.7 million to Bt3.7 million, inclusive of house and land. Wright says the banks will be more than willing to finance up to 100 percent of this because of the low prices. “Monthly repayments will be under 20,000 baht a month which is what most are paying for rent right now.”

“There are many professionals, both Thai and foreign, that are moving to Koh Samui. They can’t afford high-end homes, and they also would rather have their monthly rent payments go into a house that they can call their own rather than just throwing it away on rent. This way they can build equity into something and, besides, it is a great investment opportunity too,” Wright states.

The community, called Baan Suan Tongnaul, will begin construction in January and is open for bookings now. It will be a gated community, and offers a monthly maintenance service for around Bt1,000. The projected completion depends upon response but should be around July 2009.

There are three models to choose from. Each house will consist of three bedrooms, with a private gated garden area and car porch. Each house ranges in size from 120 sqm to 190 sqm with an average land area of 200 sqm.
